Kilimani is a convenient prime residential area about 10 minutes away from the city centre. It houses mainly maisonettes and apartments and is quickly coming up as a prime commercial zone as well. The Kilimani greater area encompasses smaller, gated estates like Riara and Hurlingham. The Location is accentuated by proximity to major shopping centres including Yaya Centre, Prestige Plaza, Uchumi hypermarket, Hurlingham shopping centre and Adams arcade. Kilimani is offers a unique blend of upper-mid income maisonettes, modern apartments and office blocks mainly housing NGO's and embassies. Educational facilities include French school, Makini school, Milimani Primary, Kilimani primary, Kindergatens, Theological and computer colleges. Kenyatta Hospital, Nairobi Hospital, Masaba Hospital and Hurlingham Medical plaza cater for medical services. Though Kilimani is not a gated community, most town houses are enclosed with 5 – 15 houses in one enclosure.

Location: 6KM West of Nairobi's City Centre.

Types of buildings: Kilimani is a dynamic rapidly developing real estate area. Maisonettes and townhouses that used to sit pretty in Kilimani are quickly being converted to apartments and office blocks. Kilimani is also home to a number of embassies and high commissions.

Property values / trends: The price of land in Kilimani has been pushed up due to rapid developments. Developers are constructing high-end apartments from pieces of land previously occupied by old bungalows and maisonettes. Depending on the area, a half an acre of land is retailing between Kshs10 - 15 million.

Area zoning for development: Area zoning for development: Kilimani is a zone 4 area, essentially restricting it to a residential area. But land owners need to get a permit from the City council for alternative use.

Security: A relatively safe estate with two Police stations - Kilimani Police Station on Lenana road and CID offices on Milimani road. Most of the developments in the area, are gated with enhanced security systems which include electric fences, alarm systems and guards.

Transport & Road Networks: Kilimani estate is sandwiched between Ngong Road and Lenana road with Argwings Kodhek traversing between through the estate. It neighbors Kileleshwa estate to the North and Lavington, to the West. Kilimani is accessible by public means, through Ngong road and Argwings Kodhek, though traffic may build up on Ngong road during rush hours.

Hospitals: Kilimani is well served by Nairobi and Kenyatta Hospitals, both located between the city center and residential area. The Nairobi Women’s Hospital on Argwings Kodhek also serves the area plus other numerous private clinics and pharmacies.

Schools: Schools in this area include Braeburn School, Swedish school on Ngong road, the French School at Yaya centre, Braeside School, Riara, Makini school and St. Christophers school. High schools are the Strathmore school, St. Mary’s school, Kenya High and State House Girls. Tertiary institutions serving the area are Daystar and Nazarene Universities on Kilimani estate fringes.

Shopping Centres & Amenities: Yaya centre, on Argwings Kodhek is the oldest shopping centre in the area and still packs up a good package. Newer establishments like the Prestige Plaza and the Junction have added glitz to the area. Hurlingham Shopping Centre and Adams Arcade give shoppers in the wider Kilimani area a variety of choice and good services. Ngong Road hosts two rugby clubs and the Nairobi Jockey Club ensuring there is plenty of sporting activity over the weekends.

Places Of Worship: The Baptist Church on Ngong Road and Nairobi Pentecostal Church on Valley road are the main churches in the Kilimani area. There is a mosque at Adams Arcade.

Other: Area residents have the privilege of having a post office at Adams Arcade. Utilities i.e. electricity and water can be paid at Adams Arcade on Ngong road.
