Upper Hill is quickly becoming the prime office location in Nairobi. Many businesses have relocated to the area from the Central Business District, with companies now building their office headquarters in Upper Hill as a first choice. However, the growth of Upper Hill as a commercial hub is recent. Only 8 years ago, Upper Hill was a predominantly upper-middle class residential area, with many, old colonial houses occupying 1 or 2 acres of land. Today, it is resplendent with neat, organized rows of high-rise buildings housing blue-chip local and multinational companies. Contrasting with the spectacular, modern skyscrapers are some remaining and somewhat unkempt bungalows waiting for the right price to sell the land. The area is home to several regional and local companies headquarters; Standard Chartered Bank, Equity Bank, The World Bank, Coca-Cola, City Bank, Pricewater Coopers, IFC among other big names have built impressive head-offices at Upper Hill.
Location: Approximately 2KM from the CBD, Upper Hill stretches from Ngong road near Kenyatta Hospital to the Nyayo stadium roundabout.
Types of buildings:Most bungalows here were built in the 1960’s and 1970’s, but have given way to imposing multi-storeyed commercial buildings. There are a few modern apartments and residential maisonettes tucked in gated communities. The Kenyatta Hospital estate, on the Northern part of Upper Hill, houses KNH staff.
Population Density: Low density population
Property Values/Trends: Due to the transformation of Upper Hill to a prime commercial area, an acre of land is now going for Sh100 million.
Area zoning for development: Most residential parcels of land are being converted for commercial use through a ‘change of user’ permit from the city council.
Residents' association: The business community of Upper Hill is catered by the Nairobi Central Business District Association.
Security: Almost all high-rise buildings have private security arrangements. The presence of several embassies makes the area relatively safe.
Transport & Road Networks: Upper Hill has three main entry points; via Kenyatta National Hospital (KNH), the Haile Selassie – Ngong road intersection, and through the Nyayo Stadium roundabout. Since the area was predominantly a residential area, the narrow roads are busting from the increased traffic. Commuters board public buses from Kencom going to KNH.
